@Samuel Goldberg Don't know much about Dundalk but I do take a look out there from time to time and I think being all in at $60-90k out there is going to be tougher than in some other areas of Baltimore as there is not as many projects/properties out there that few other investors wants to touch but it is definitely possible. It's a good area for more risk averse investors.

Hmmm... Which Johns Hopkins? University? Hospital? Bayview? Federal Credit Union?

Can't suggest any particular spots without knowing what you're looking for.

Why not look at houses on Zillow in different areas to see some you like in your price range and drive by those and drive around the neighborhood.

Zip codes doesn't mean anything in Baltimore, you have Bolton Hill and Sandtown Winchester in the same zip code, 21217...

I wouldn't buy in Washington Village/Pigtown at this time, prices are too high for what it is and when compared to rents and I don't see much of a growth there.

The numbers Ned gave you, $120k neighborhood where you can easily be all in for around $75k and rent $1,200-1,500 is my sweet spot too and I don't intend to deviate from that strategy.

I would not buy multifamily in Baltimore, they are overpriced, you can usually buy SFR's in the same neighborhood for cheaper than what they are pricing one multifamily unit at right now in Baltimore.

I would not buy in Barclay, there has been development efforts but it's still anything but a good neighborhood. Remington will see some growth, I believe, but not astronomical growth but rents versus price points aren't the best in Baltimore in Remington.

I cannot really think of any areas in Baltimore where there are promising areas for price/rental growths. Some have pointed to Westport for some time now but I don't see enough potential growth there to make the risk worth it.

@Rod Desinord are you kidding me? Intent to buy but no money? What kind of BS comment is that? Wholesalers like you who lie to sellers deserve to be called out. Wholesalers are the shady ones.

I know the property you speak of, I spoke with the seller about financing too and considered it and I passed on it. Have you asked yourself why it hasn't sold yet, especially since the seller would consider financing it? It's not as if it's a off market deal that only you knew about or anything and yet it hasn't sold in quite a while. I could go into more detail but that's all I'm going to say.. Oh, and there would be no equity in the deal either, at $625k, which is pretty much what it's worth, probably a bit less, though.

The realtor would likely brush you aside, however, in the best case scenario, the investor you bring to the table would have to pay you a finder's fee, not a commission from the realtor since you are not a licensed agent. You cannot try to take the realtor's listing and market it on the open market, that would be illegal.
