Post: Dealing with Rats

Don't use poison, keep to the rat traps. By poisoning the rats, you're letting them roam free into the world where people's pets can eat them, not wise.  More traps, patch up holes, tell your tenants to be extra clean when dealing with food.

Now they're texting me in an accusing way about how I let the neighbor have dogs and not her. I truly believe she had a medical condition and shouldn't even live in my house, should probably live in elderly housing or the like. Get a dog there. I do not trust her, plain and simple. 


I'm thinking I can just write a simple letter giving notice that the lease will end at the end of 12 months letter style without citing any specific reasons. 

What do you think? What would you do?


I would be careful how you go about this one. If you tell someone too early you aren't renewing their lease, especially one who is aggressive, could lead you to issues. Id have a lawyer on hand, this person seems like they will escalate issues once you notify them you aren't renewing their lease. 


 I know it seems like this older lady has an intent to intimidate me, but hopefully she is just behaving this way because her mind is slipping later in life. A number of things seem like memory loss.


 People are always unpredictable, be cautious. Even though I'm a big guy I bring a second person (my wife or friend) with me to talk to my tenants when I'm going to have a hard conversation.  Having a witness is important too. It seems like shes afraid of what you're going to do to her so shes lashing out in an attempt to keep her living the way it is. She might leave peacefully or kicking and screaming. Hope for the best and prepare for an eviction. I wish you well in your situation, this is never easy.

Arizona is a snow bird state, we have golf, baseball training, then a dead hot summer where nobody comes

how can I come up with some numbers before wasting time to look for furnitures and buying beds ?

 Go on Airdna, this would help what you're looking for. When I did Airbnb in NY I had the opposite of AZ. Dead in the winter, great in the summer. My low months were 50-65% occupancy and 100% for summer. This can give you some kind of idea.

I think this will even out your space in the house. I think you should go through with this project. I would add a fire escape ladder in the bedroom too if you're worried about a fire in the property.

 I would give them a written notice and keep documentation of all contact you have with this tenant. You need to get in touch with a lawyer if you're looking to  evict. New York is hard to evict people and you'll end up spending more time and money doing it yourself.

3) We were recently affected by the fires and had to evacuate, some tenants refused to evacuate even after police forced them to because they were "tougher than the fire".


Have you heard of those horror stories about tenants completely trashing apartments and feces all over the apartment? Had that happen to me last summer. I can still smell that apartment every now and then. It has made me question how can people live the way they do.

Post: Sometimes, its easier to work with problem tenants than strong arm them.

 Here are some pockets. Syracuse, Micron is moving in. Buffalo is 2025 Hottest Small City market. Ithaca, 10.8% YoY housing prices increase. If I was an educated investor looking for the best hot spot, I'd put it on Syracuse. Theres going to be so much money there they will have to change their name from the Orangemen to the Greenmen.
