Isn't it all about ROI and ability to scale?
The size is a matter of renovation costs, taxes, maintenance will be higher since there is more sq ft but if you can build or scale, then it's a good thing!
Regarding syndication, are the tax benefits the same as a regular property owner? What is the actual difference in the return compared to owning direct? @Elizabeth M Williams

I am in a similar situation on the investment side. A deal that I think makes the most sense and is ethical for all parties involved is to spilt the profit of the deals.
Your friend (investor) is putting up the funds and with that, risk. You are putting the 'sweat equity' of finding the deals, renovation time etc. I think it would be best and fair for the investor to put up the funds on opportunities that make sense and then share in the profit while learning the business from you.

I would like to know the best way to set up LLC's for the purchases. Does it make sense to open a Nevada or Delaware corporation? What are the best steps when one is ready to buy a property to preserve anonymity, keep personal and investment assets separate while also setting it up correctly for a long term hold?
Additionally, given where rates are today, would it be correct in assuming that it would be best to put down as little as possible so as to maximize cash on hand vs lending value?

I have an acquaintance who invests in buildings around campuses and works with the universities to offer student housing. Until this pandemic hit, it seemed like a fool proof, recession proof business model. There will always be a steady group of potential renters with their rent being paid by student loans or other sources.
I am curious of the benefits/cons of student housing compared to regular residential use. It would seem to me that as college tuition has a built in inflation factor, student housing (provided that quality is kept up) might be able to enjoy a portion of that inflation factor.
Perhaps offering cleaning services, food preparation, partnering with local car sharing... anything to add value to the renters..?

Hello all, I am new to real estate investing but invest professionally in the stock market.
I am based in NY and realize that finding opportunities here for any potential for positive cap rates are practically non existent. I am looking outside, preferably Florida as I would like to consider moving there some day in the future.
Besides finding a reputable property manager, what are some other things to consider when dealing with purchasing properties thousands of miles away from us (the investors).
I am open to both residential and NNN options. I noticed one with a BK franchise that has a 15 yr term with built in increases.
I have no idea about operating a NNN property besides the fact that I would like enter the real estate field while minimizing the potential for issues since I will be quite far away for the foreseeable future.
