All wholesalers are not created equal. Some offer value, some offer the same chewed up garbage that's made the email rounds. Here's another play by play @Lee Smith

him: emails out 123 Main St, active on MLS, ARV is actually $100k, needs $30k of work, he is asking $80k. He says ARV is $150k, he says it needs $15k in repairs.

2nd wholesaler: emails out same house asking $85k, says ARV is $160k, needs $10k in repairs.

3rd wholesaler: emails out same house asking $90k, says ARV is $165k, needs $5k in repairs.

Then multiple emails of the same house come out with a mixed up combination of all the numbers above.

Make sure the person you invest with has a track record of success and has been around for a while. You don't want to invest in someone's first deal. This business is about making mistakes and learning from them. You don't want someone to learn using your $$$.

I once had a guy make an As Is no inspection offer but tried to sneak in as a contingency "contract is subject to partner's approval". Whatever that means. My guess is he would attempt to wholesale the house and if he couldn't find a buyer the day of closing let me know his "partner" didn't approve of the contract. I guess if you're trying to jam a way out in there without the seller's knowledge try that. However, I doubt the seller will appreciate it much...

"I am building my buyer's list so I can get some deals going" I think your statement is backwards. The best way to get a good buyers list is to get a good deal. Don't wait around for buyers, get a good deal, and they will come.

New Tampa is up there by Wesley Chapel. North of Kennedy is still considered South Tampa.

Aleen keep in mind that if your contract is contingent on an inspection and you're competing with others for the same property, your offer will look weaker in comparison to another offer that has no contingencies. That strategy would be most effective with listings that have been around for a while I would think. I don't know the market velocity in Upper Darby, but for listings that are priced correctly in our area it's nearly impossible to get an inspection period. Price is the most important deciding factor, but also contingencies play a roll in the decision making.

You could write your own contract, have a lawyer do it (which will cost $), or just download the FAR BAR "As Is" contract and use that. Once you and the seller sign, take it to a local title company and they can coordinate the closing. PM me if you need an investor friendly recommendation.

Pinellas County is pretty diligent about tossing the signs and they will call you to let you know you could be fined. Most of the signs get yanked right away, I've seen less and less signs over the last few years. My guess is people aren't getting calls quick enough before the sign is yanked and then stop putting them out.

Good choice, Florida is a great place to invest. Low prices, high rent, great weather, ever increasing population.
