I have a few rentals in Arlington that I have held for a long time and all the positive things you say about Arlington are true in certain parts of town.  This is a big city with lots of diversity, so neighborhoods will differ.  With the growth and increase in values, I have not been able to keep rents at 1% of market here, so I am starting the process to sell as the equity can earn more elsewhere.    You might do well to look for 2% returns for your first investment, but the most important thing is to get the first one under your belt.

Thanks Bart, I'm sorry to hear that you have to move properties, I wish you the best.

Can you link me to the $1,800 one for $200k?

This is just one example of many:

https://www.zillow.com/homes/225-Amber-Ridge-Dr-Ar...

Zillow rent estimate is 1700+.. i then looked at rents for same zipcode and they are consistently the same when comparing with sqft, rooms, etc.

Am I missing something?

Your numbers seem unrealistic. very few homes rent for $1,800/month in Arlington, they don't cost $200k either

I'm looking on zillow and trulia. 3 bedroom 1-2 bath homes that sell for 140-150k rent for 1300-1400 ..I've double checked, its not just one or two, its 95% of them it seems. What am I missing here?

thanks

Hey everyone,

Does anyone own any rental properties in Arlington texas? What kind of occupancy rates are you seeing? Is this a good area to be buying in? I'm currently looking at houses in the 100-150k and 150-200k  range. 100-150k it seems I can charge 1200-1300/month, and with 150-200k around 1600-1800/month

From my research it seems Arlington has very low crime, good population growth, decent schools, parks/trails, and some big tech companies over there.

This would be my first rental property, I'm considering doing an all cash deal for this one, and then financing for my next properties.

Ps. If your a real estate agent in the arlington area, let's connect.

Thanks!
