@John Weidner Do you have contractors that are looking to place either general contracting bids or subs that need work in the Cary IL or Zion IL area? I am about to close on 2 deals! 

What do you guys do when your contractors or subs up their prices per hour or per job for an exactly same type of work. As we move markets from NWI to some various suburbs of Chicago I am just wondering what difference I may see in labor? We have materials basically locked down for a consistent price but the labor varies so much. I would love some input thanks!   

Looking at wholesaling in Indiana properties are harder to find. Larger finders fees seem logical but does it peak interest? Whats the common finders or referral fees nationally?

Wholesaling in Indiana seems almost like a ghost town when referring to NWI primarily Lake and Porter counties. Didn't know if anyone had any other methods or advice?

Looking at the are of NWI and putting together budgets for rentals we have our repair costs are anywhere from 2-15,000$ is that typical? What other numbers do different areas see?

What is the eviction time frame for your state? In Indiana we can get a renter out in 3 weeks. A landlord conscious state, unlike Illinois. 

Sec8 in Indiana pays in full and on time and people get approved for more up here. Plus you can report on the people even to the limit of getting their sec8 status removed so the treat the property well so they can keep their section 8.

1. How is the market by you for rentals?

2. I work in northwest Indiana we have a higher ration of renters to rentals available. Maybe look towards a new market location?
