Hey everyone! 

In the next couple of months developers will be starting new construction on the lot next to my Airbnb. I'm a little worried about my guest's experience during that time. Some of my concerns include construction being loud & contractors taking up a lot of the street parking near the house. While they started cutting down trees yesterday, they said the actual construction won't start until at least early summer. 

How have you all handled this to set proper expectations with your guests? Just not sure how much I should emphasize it in my listing or in messages prior to their stay. Maybe it's not a big deal? I have a 4.97 rating and would like to keep it there :) 

I'm super excited about the end result though. I think it'll be a positive addition to the neighborhood and will block some noise from the main street nearby.

Any advice would be much appreciated!

I can see promoting your condo as pet friendly being riskier than other properties for the reasons that you mention. 

For others though, we've had a lot of success being pet friendly at our single-family property in Raleigh, NC. We haven't experienced any pet-related damages yet (fingers crossed) but have definitely have received some pretty great reviews as a result. Almost every guest we've had this winter has had a pet. We've even had two separate groups in town for a dog competition -- the last group had seven dogs with them!! Makes it so our listing competes better against hotels and other rentals not friendly to pets. 

Definitely second optimizing your listing for medium term rentals during slower times. We've had success with that in the past. Sure, you make less per day but you also get paid every day without all the costs associated with the turnover. Airbnb, and other pricing tools, makes it pretty easy to automate the discounting based on length of stay, so your guests can book automatically and you don't need to go back and forth on pricing with them.
