wanted to start a thread to see where everyone is finding deals these days. Ive been combing the MLS religiously and only come across a decent deal once in a blue moon. Wanted to know if anyone is having better success with cold calling, direct mail marketing, driving for dollars ect..
Some of the deals I found on the market, but it was very competitive in getting. Other deals I have cold called and gotten sellers to sell off market. Other ones have been pocket listings from agents.
A lot of people think that there is no way people would sell their stuff at half value, but honestly some people just want out, don't want the headache, and money isn't the most important thing to them.
Hey Steve I am stuck in that exact mind set. I feel like no one in the right mind would sell their home at a discount but you said it well, some people whether it being personal issues or what not might just want to get out.
How do you get started with cold calling, do you narrow down on a certain neighborhood? How do you get peoples contact info?

hey Tim i have to ask a stupid question but how does PPC work for investing? do investors hire you to create a website for them and to advertise it and depending on the amount of traction it gets is what the fee you charge?

Anyone in the GTA investing in Brampton?
Would like to hear if you are. From what I see on the market, houses are cheaper than most areas in the GTA while rent is still relatively high.
Especially if you can find a SFR and convert the basement into a secondary suite, will definitely cashflow positive.

@Masoud Nik
Have you purchased any properties in Barrie since this post?
I am also looking in the Barrie area, my plan is to buy SFH and convert the basement into a secondary suite.

@Victor Sagar
Hey Victor
I’m also interested in any assignment sales in the GTA if they are under market value and can produce positive cash flow. Please feel free to connect and share any future opportunities.
Cheers

Hey BP Team,
I am looking to make my 3rd real estate purchase and am having analysis paralysis on where and what to buy. What i do know is i want to invest into a buy and hold, and rent out to hopefully create additional positive passive income. I have roughly $100k for a down payment.
Up to hearing any suggestions!
