A novice here, so please forgive in advance if the question has a simple answer. Thinking of using a portfolio loan to purchase 3 properties (the owner is selling them in a packaged price, so it'll be one loan for 3 properties ). The properties appear to be BRRRR-able. If one of the properties is ready to refinance before the others, how would I refinance it?

Hey everyone,

I'm putting in an offer on a proper that needs significant rehab; starting the BRRRR method. In talking with m realtor he told me since the residential property is in a commercial zoning, the ARV appraisal would be done based on the income as opposed to the a regular home appraisal based on comps. Is this correct? I double checked and confirmed the property is in a commercial zone.

Hey there, I'm working with a realtor to purchase my first investment property. She presented a bundle deal of 25 SFH with the following information--

Bundle price-$1.325 million 

Properties amount-25 doors  

Total monthly rental revenue--$16k 

1.21% of the 1% rule 

We're pending confirmation but the realtor was advised that all units are rented.  I also know that this is a lot to take on for the first deal, but with our novice eyes it appears to be a cash flowing proposition.

Here are a few questions--

a) What else would you look for in a deal like this?

b) What are you thoughts on the value of this deal?

c) My partner and I don't have funds for a cash purchase. How would one be creative with their financing?

d) And those who have a lot of experience in this, what counsel do you have?

e) Also, if you are interested in partnering with us in this deal I'll be happy to discuss

@Corey Zant Criteria --multi-family, purchase price under $140k, cash-flow at least $150/month/door.  Short list--the purchase prices of the units.  I have some friends who live out there and they've advised that it's a growing market.  I'll have to do more of a due diligence to ensure if it was a growing market.  

@AJ Townley My thought wasn't initially marketed to the students.  Some of the places I found looks like it would be geared towards couples and small families.  The reasoning from @Kevin Moules is sound.

Good evening everyone!  I'm new to RE investing as well as to BP and am extremely excited to start my transition to RE investor.  Been looking around different areas to invest in (I'm currently reading David Greene's book Long Distance Real Estate Investing) and narrowed it down to Lubbock, TX, Fayetville, NC and (this is a strong maybe) Detroit, MI.  I'd like to get your thoughts on those areas, the pros/cons and anything unique in those venues.  Thanks in advance and I'm looking to grow with you all!
