Congrats on all the progress you’ve made — sounds like you’ve had a diverse range of experience across strategies. Totally agree that in 2025, it’s less about big promises and more about tight operations and buying right.

I’m still seeing solid cash flow when:

✅ You buy at a discount (70–80 cents on the dollar)

✅ There’s clear value-add upside

✅ You underwrite with realistic rent projections and pad your expenses

Self-managing or having a great team also makes a huge difference. Curious — are you leaning more toward STR/MTR these days, or back to LTR for consistency?

Hi BP community,

I'm looking for a licensed, investor-friendly agent with experience across multiple markets—specifically the Midwest, South, and East Coast. Ideally, someone familiar with a variety of strategies, including short-term rentals, fix & flips, and buy-and-hold investments. Bonus if they bring a diverse background and work well with out-of-state investors.

Open to referrals—thanks in advance!

Hi Nicole, I have an 8 door portfolio across Memphis and Detroit. Also a mortgage broker specializing in helping investors finance their rentals. Happy to connect and knowledge share if you are interested.

Hi Joseph,  I actually am looking in TN.  Would love to chat and thank you!

Hey everyone! Question:Is there anyone out there who has experience on a national scale doing multiple types of rentals that would be willing to spend a moment talking with me.  In my buy box, I have several areas in mind and different ways I would want to get there based on the area. I am hearing opposing opinions when doing my research so I would like be able to talk to someone who is actually has a diversified portfolio and knows the ins and outs.  Thanks!

Thank you to All of you that have replied.  It helps me with my confidence.  I will be reaching out.  Talk to you soon!

@Nicole Blasevich welcome! I'd really encourage to get involved in the real estate community in Chicago. There are a tons of events including one of the best events, the NBOA summer soirée in early August with over 700 investors.

Meetups can be found on the straight up Chicago investor podcast website. I would also add to listen to this podcast as it has phenomenal local insights.

Please PM me if I can be of any help. I'm a former house hacker, have two properties in Chicago!

Is there anyone out there that would be willing to share their knowledge. I have watch hours of video's, tons of research, analysis etc but have not spoken to any investor or mentors that are really doing this every day.  Would anyone be willing to help me get started?
