@sud

@Sud S. Don't have a contractor yet but know a few people in the area who could recommend some for me. But yes my first flip so may be better to just stay cosmetic to start.

I found a property in my area that I think might make a good flip. Just wanted to see if anyone here would be willing to check my analysis or have any input. I am an agent and have access to MLS so my ARV is based on properties sold in past 90 days in the same zip code - same bed, bath and +/- 200 sq ft. Seems like mainly cosmetic as I saw sellers disclosure and nothing looked like a red flag. Would want to take wall out between living and kitchen if easy to do and not a huge expense and also think we could add a bathroom and maybe even a bedroom in the basement. Any thoughts or feedback would be appreciated!

@Joey Gorombey I am an agent here in KC (Raytown area) and just stumbled upon a duplex you might be interested in. I know the seller is super motivated and that the property cash flows well. Message me if you would be interested to learn more!
