OOOO great questions, I was wondering the same thing (about them seeing my business name ect).
I actually am just starting in wholesaling and I started a DBA first. My plan is to "upgrade" it to a corp or LLC after I do my first deal since money is tight at first... I'd rather spend the extra $300 on marketing for now! I actually got the advice to start off small with a DBA from the head of my REIA and a CPA/Tax Lawyer...

Yeah, I've tried asking them thier minimum profit too... same type of response, smh. But thats good I guess i'll start off with 65% and see what type of response I get, thanks!

Is transferring the title considered the same as selling the house? Just because I've heard of some mortgages having a "due on sale" clause... I'm new to investing so just curious. Bc if those two are different, then it seems to me to be a great and simpler way of getting a property!

If I don't yet have access to the MLS (still working on getting a good Realtor), what other sites offer RELIABLE 'recently sold' data that I can use to get comps for determining the ARV of a target property?

Hey everyone!
So I've read up alot on how to do property analysis when determining your MAO (I'm a wholesaler). But what I can't seem to find out is what % range of the ARV investors in Queens and Brooklyn are buying at. I need this as the foundation for formulating my offers! I've even asked a few buyers this as part of building my buyers list, but they all say "oh it doesnt matter, as long as its a good deal" but that doesn't really help me since I'm new and dont really know yet what a "good deal" is when I see it.
I've seen people use anywhere from 50-70% but I know nyc is normally a more exensive market than the rest of the country... I just need an idea of what a reasonable benchmark is to start negotiations for my area. PLEASE HELP!

Hi,
I'm starting out with Wholesaling in NYC and have already started building my buyers list and marketing to distressed homeowners. I've been searching and can't really find anyone who gives the actual NAME of an investor-friendly title company in NYC... does anyone have any suggestions or can refer one they work with personally? Or do I basically just need to call around to every one I can find and ask them if they do assignments?
