My contractor poured a self leveling cement over the current concrete slab. My area also requires waterproofing. It cost me $2500 for 400 sq ft.

I just bought a 3bed 2 bath house in Downtown Riverside with a garage that has a bathroom added for $500,000. You could definitely get something cheaper in San Bernardino. This was a good find for me because the garage already had plumbing, electrical and gas. I just have to do a few modifications to make it a rentable unit. I’m living in the main house and will be renting the garage. Good luck on your search!

@Noel Mojica Plans cost me $4500, So far Ive paid my contractor $15,000 and that includes all utilities, sewer, framing, windows, basically everything so that I can go in and put in dry wall, and the finishing stuff (dry wall, kitchen, bathroom, floors)

Thanks for the info, I’ll keep that in mind. I guess we will see when I try to refinance again in the future! I just refinanced it like 4 months ago… the permit should have showed up on the title? Right? It already has its own address… Or where ever appraisers get their info… 

I’m guessing that in 15-20 years IF I sell it the less than “top dollar” that I’ll get will still be plenty of money for me. 

For my financial goals, this still seems like a good move for me and I’m actually in the process of doing it again on another property (single family home with converted garage). For me the numbers are just working out so well for me.

Hi, 

Yes, close to being done, all electrical, plumbing and framing is done. It’s been a slow process. My recommendation would be to find out where your sewer main is and design where your kitchen and bathroom will go based on that. I heard that you could even draw the plans yourself, and the city will add in the title 24 requirements for you. I paid $4500 for a designer to draw me plans and submit to the city. Although it was easier for me that way, I wouldn’t do that again. Once I got my contractor out, we’ve had to make so many changes, for practicality and cost. The inspectors are pretty helpful and will provide lots of information. Let me know if you have any other questions! Good luck!

I just got one with PenFed Credit unit, on my primary residence duplex in CA. You have to become a member of the credit union. I qualified by donating $5 to Verterans, or something like that.

@terriamarsh No, I live downtown, in the historic district. Its a duplex with a detached garage.
