Thanks Michael, you confirmed my fear that the house is over priced. I need to get out of this before the HML period ends, so I guess I will drop the price again to make it competitive with the comps.

The open houses were hit and miss, some weeks people came and other weekends not so much.  The feedback is all positive, but I still haven't received an offer.  I thought about staging in the beginning, but now that I am 80 days on the market I don't think putting money into staging makes sense.

I have a flip right outside of Houston purchased on a HML that expires next month. I have dropped the price and the property is still not selling. I held Open Houses each weekend for a month. I thought switching to the BRRRR strategy might work; only Lima Capital is willing to refinance, but the terms are not favorable --I would need to put more money into the deal. What other options do I have at this point? Thoughts? Suggestions?

I have my first deal in the works, I've analyze the number several times.  The residential market in Houston, TX is holding steady and I am sure I can flip the property in 90-120 days.  I am thinking of going with a Hard Money lender for this first deal.   What should I be aware of when working with Hard Money lenders as a newbie?  I don't want my eagerness to get a deal under my belt to cloud my judgement regarding working with hard money lenders.
