I took lots of photos . Me and my partner did separate walks & took plenty . I don’t want to go by photos , I want to be as accurate as possible. Plumbing or anything could be wrong ya know . Just at a stand still rn .. sadly .

I went & visited the property . As expected it was in pretty good condition visually . Few things needed fixing . But the house is old , could use a pristine update on the inside . I didn’t make an offer because I still need to get a home inspection done but having a hard time finding someone ...

Me & my partner drove to Alabama today ( 2hours ) to view a property & meet an owner & etc .. we ended up utilizing that time to DRIVE FOR DOLLARS after turning the wrong way & the gps not picking up service & found about 5 or more homes all DISTRESSED to the MAX ! no sign of owner presence whatsoever .. we stopped and gathered a few photos of some & others jotted down the addresses or areas we seen them in .. we were in a rush . anyway we are proceeding to pinpoint all the properties we seen today & before we got started WE ARE NEW TO THIS & wanted to reach out .. so anyone experienced or just wanting to partner up with us on these prospects LET’S WORK ! i feel it was meant for us to go down that road ... but yeah close to SUMMERTOWN AL area .. anybody want to help us out just drop your information we’ll be in touch ! @Jerryll Noorden after speaking to my mentor and reading this I AM DEFINITELY confident ! you said the same thing she said ! it’s all about the numbers .. & yeah he was asking $80K , I asked what was the lowest he’d take he said no lower than $60K . so I’m needing to go see the property myself & yes I’m working on the comps right now . I spoke to him today to confirm our meeting tomorrow he responded & said he’d be there .. he seems pretty motivated . I’m confident I can get him to go lower just bc of the conversation. I’m just nervous . I’m getting ahead of myself .. I realized after reading all the responses. Lol

@Maria Fortner thank you ! That is definitely what my plan has rerouted to. I’m gonna worry about the contractor after bc I can just show vids and pics if need be & I’m gonna do a check list I have some experience with a little house work so little things I can estimate. & then everything else falls in place I’m hoping . Deal came out of no where .. which is why I’m so driven to do it . Thank you again so much !

@Lydia T. I’m reanalyzing comps in the area , I’m going to visit the property & take photos etc . I’ve had a hard time finding a contractor in the area or one to go with me so I know I’ll have to get one after this to look at what I gather tomorrow & continue this search to get a good ballpark repair cost, simply bc he stated HOUSE IN PERFECT CONDITION . the pictures I have already the place looks good just needs update but could be more wrong with it ..

Hello, How do you do? I’m a beginner in real estate industry. After about a year of procrastination I took a leap of faith & believe I have a potential deal & I’ve come to a road block. Being that I’m not experienced yet. I still need guidance. I reside in FRANKLIN, TN . the property is a 3bd 2bth is located in Alabama. I have went through all necessary steps to acquire information I need. The owner asked to meet at property to determine repair costs. From here I don’t know where to go with this as far as do I have to hire a contractor if I’m willing to drive & see the property myself & do an estimate ? I want to make the offer when we meet this Saturday & begin offering to the buyers . He’s given me a $20K negotiation window from asking price already. Which is why I wanted to see it to make sure it checks out . The photos show it’s in great condition just outdated & he stated this .. I don’t want to lose the deal. I believe it’s a good deal from my learning and training . Im just on overload. I’m willing to partner with someone experience to get HANDS ON EXPERIENCE.. Thank you for reading .. any advice is GREATLY NEEDED & appreciated .
