Yes. Personally, I'd never buy a property without one. Even just for peace of mind (or to start planning repairs if needed).

@Edward Farrell - I really wish that I had house-hacked when I bought my current residence in 2015. At the time, my rent was skyrocketing and I just wanted my own place, at any cost. I definitely plan to house-hack on my next residence though.
October is a great goal! Where are you hoping to buy?

@Edward Farrell - I'm just getting started and doing my research and number crunching. I'm antsy to get my first deal though, and would love to be able to close on my first investment property by the end of this year.
And, heck yeah we love our numbers!!

@Derrick Powell Thank you for the insight! I agree, I'm uncomfortable with this neighborhood and won't be purchasing this property. But, I still think the area is fantastic and full of opportunities with the right team in place!

@Jonathan S., I agree, being an engineer has helped me look at everything from a non-emotional, analytic perspective. I love looking at and playing with the numbers too. My current job is civil construction (roads/sidewalks/utilities/etc), so I'm very comfortable with the whole process of dealing with Contractors, schedules, and change orders, which I'm looking forward to applying as I progress towards being an investor!

First post here at BiggerPockets!
So, I'm working at getting over my fear of my first buy and hold deal. I found a property on an auction site that appears to look good. Town appears stable, rent is high compared to purchase prices, and the neighborhood looks good. The auction posting has quite a few photos. It's obvious that the property needs some rehabbing. Even factoring in anticipated rehab costs, I still believe that this property will meet the 2% rule.
Here's what I'm hoping you lovely people will be able to help me with:
1. Does anyone have any references for General Contractors and Property Managers in Evansville, Indiana? This house will need a full kitchen remodel, including removing a wall/moving some things around. Specifically, I'm looking for someone who I can meet with in person initially, then coordinate electronically, and then have a final walkthrough in person.
2. Who would you recommend getting a title search from? I am from Vancouver, WA. Is it better to work with a local title company, or a title company in Evansville? Or does it not matter?
3. Am I crazy for buying out-of-state for my first deal?
4. Is there any red flags with Evansville, Indiana, that I am missing as a new investor?
