Thank you for all your input. I'm looking for a single family home. I have enough to buy a property around the 200k mark (I'm planning to get a conventional loan and have above average credit score), but I need to get something lower just to get a decent rate of ROI. Area wise, not so sure, as long as vacancy rate is low and will not have any trouble with managing. Again thanks for the help and I'll do more research to narrow down my search.

Hi, I'm new to this forum and I'm interested in starting a buy and hold real estate in Phoenix, Arizona. Is it still a good place to buy and hold? Anyone who has a good experience with an inspector, investor's agent, and contractor and is willing to share some information please let me know. I'm currently doing my homework in some areas but any help would be very much valued and appreciated. Thank you and hope to hear from you soon!
