I just stay away from paying into anything "Pace Morby" or even remotely related and focus on building my network and portfolio.

Shay,
I specialize in helping investors locate on market as well as off market deals in all of metro Atlanta. I myself am a property manager, investor, as well as investment sales consultant. I am active in real estate as a licensed broker.
I do have a few questions to help with your search:
What style of investing interest you the most? BRRR, long term, short term vacation rentals, turnkey strategy, SFH or MFH?
What is your current budget and goals for this property?
Did you want something local you can self manage?

Dallas is a Meh market for me as an investor - the property taxes + insurance rates are turning cash on cash into negative at times. Plus the maintenance here is absurd (I live here) The numbers don't work without a significant rate change AND a significant price reduction.

I would be happy to help with anything in the Memphis market. Please feel free to reach out to me anytime.
Sean, were you able to get in touch with Dan? I have moved property management over to them and so far it’s night and day. They are running a pretty good operation.
I’m even considering selling these. Not sure I want to do it anymore.
He’s in charge of a pretty big property management company. They have several thousand properties under management

If you are going to buy $75,000 houses in Memphis, you need to go visit them in person.
I don't know anything about these companies, but when it sounds way too good to be true, it normally is.
While it sounds really good they don't charge a monthly PM fee, they're making money somewhere. Nobody works for FREE. Nobody. Probably they make it up in upcharges on maintenance repairs, or they will keep all your application fees, processing fees, tenant charges, pet fees and charges or make ready or something somewhere. Maybe there is a breakup fee as well. Read that PM contract very carefully.
When you go to Memphis, walk not only the property you're interested in, but several of the vacant rentals you choose. Don't let them choose for you.
Just inspect what you expect....Also I would talk to housing office in Memphis to get a feel of how many people are on the Section 8 waitlist, what kind of rents they pay, what zip codes are they targeting, see if they have any stats about how long tenants stay and average rent.
While a lot of people try to look at google street view to get an idea of the neighborhood, there is no substitute for visiting in person.
I own 6 units from midsouthhomebuyers , Liz and team are great and so as the owner Terry. I am happy with them so far. I did visit them in person to understand their rehab process and did go on tour with them few years ago.

Sachin, you're referring to Mid South HOME BUYERS. They have an amazing reputation!
This is a different company called Mid South TURNKEY

Hey @Nida Kazmi! I am local to the Memphis market here and like others have mentioned communication is key. If early on in the relationship you get any red flags with communication I would run. They aren't going to communicate better once you've done a deal. Meeting the team personally has some value but I have worked with dozens of investors who have never been to Memphis and never meet me face to face.
Make sure to get referrals of clients that they work with! Some have noted here some of the issues they have had but there maybe anomalies and those experiences may not be the consensus for a majority of their clients so its good to get referrals and hear their point of view as well. Let me know if I can help you in anyway!
Happy Investing!
Thanks Brother, if you have any contractor referrals, would love to add them to my rolodex. I love and use Triumph Construction - they're amazing. and looking to add a couple more folks for my contracts, such as HVAC, Electrician, and Plumber.

@Nida Kazmi So it has been about a year. How is your experience so far? Are you getting the service and ROI you expected? Please give us an update.
- Property purchased in July 2024
- Rehab not complete, and I got a local person involved who meets them on site weekly as my representative on ground
- Due to his observation, we discovered foundation issues that need correction. Currently working to correct those.
- Roof was installed extremely poorly, they missed several decking boards that were soft, shingles installed either with extreme overhang or none, 1 ft dip on one side of the roof
- Lots of other smaller issues
BUT Kenny is paying for everything - the extension on my hard money loan, the foundation inspection, subsequent repairs, the roofing redo, and other things in between. Communication was a massive problem with them but they have come through on that with weekly calls or onsite visits with my rep.
The timeline on this has been beyond ridiculous though - and I have to wait and see how long this really and truly takes until tenant is in place and the property is fully stabilized.

There are people there that can check on the operation for you. I had to endure a long drawn out process as well. They said the issue was with the power company as well. Out of the 3, Kim was the hardest to get in touch with. I told them the unanswered phone calls were the deal breaker for me. If there are delays I can work with that but going silent for months was not something anyone would want to deal with.
I'm still somewhat dealing with it. I remained with them for property management since they have a year of no charge for doing a deal with them. I have not had good communication with the property management team either so in the next month or so I am switching over to another company I have already spoke with who also recommended seeing how long I can go with complimentary property management.
I'm actually just a little concerned with whether the tenant is being taken care of or not.
Interestingly property mgmt is a breeze with them for me! They're managing one of my other Properties that I didn't buy through them and its been totally fine with them meeting an inspector for appraisals, getting any maintenance taken care of etc.
You can also always have a friend pose as a representative and ask your tenant about their experience, or call them from a temporary number and ask them yourself but pose as a representative of yourself.

Got referral from a friend. Apparently he is doing similar business with them from couple of years. Actually I have been trying to reach Kim as well together with Kenny and Ashley. No response.
please send me local guy info. We are northwest based and flying out to Memphis just to get update, doesn’t make any sense.
I hear you on the needless travel!
