While it sounds really good they don't charge a monthly PM fee, they're making money somewhere.  Nobody works for FREE.  Nobody.  Probably they make it up in upcharges on maintenance repairs, or they will keep all your application fees, processing fees, tenant charges,pet fees and charges or make ready or something somewhere.  Maybe there is a breakup fee as well.  Read that PM contract very carefully.

When you go to Memphis, walk not only the property you're interested in, but several of the vacant rentals you choose.  Don't let them choose for you.

Just inspect what you expect....Also I would talk to housing office in Memphis to get a feel of how many people are on the Section 8 waitlist, what kind of rents they pay, what zip codes are they targeting, see if they have any stats about how long tenants stay and average rent.

While a lot of people try to look at google street view to get an idea of the neighborhood, there is no substitute for visiting in person.


 I own 6 units from midsouthhomebuyers , Liz and team are great and so as the owner Terry. I am happy with them so far.  I did visit them in person to understand their rehab process and did go on tour with them few years ago.

- Rehab not complete, and I got a local person involved who meets them on site weekly as my representative on ground

BUT Kenny is paying for everything - the extension on my hard money loan, the foundation inspection, subsequent repairs, the roofing redo, and other things in between. Communication was a massive problem with them but they have come through on that with weekly calls or onsite visits with my rep.

The timeline on this has been beyond ridiculous though - and I have to wait and see how long this really and truly takes until tenant is in place and the property is fully stabilized.

I'm still somewhat dealing with it.  I remained with them for property management since they have a year of no charge for doing a deal with them.  I have not had good communication with the property management team either so in the next month or so I am switching over to another company I have already spoke with who also recommended seeing how long I can go with complimentary property management.

I'm actually just a little concerned with whether the tenant is being taken care of or not.


Interestingly property mgmt is a breeze with them for me! They're managing one of my other Properties that I didn't buy through them and its been totally fine with them meeting an inspector for appraisals, getting any maintenance taken care of etc. 

You can also always have a friend pose as a representative and ask your tenant about their experience, or call them from a temporary number and ask them yourself but pose as a representative of yourself.

Is there anyone on here with good references of contractors that can help me out along with the best property managers in the area for me to visit with to determine who I should hand over operations to once the work is done. I haven't fully been setup yet as I have cash but I will be taking out a HELOC to get the rest of the job done. It's definitely putting a wrench in my life which is the primary thing I wanted to avoid.


Hey, sorry about all this, you're right it is absolutely unacceptable. Reach out to triumph, they've been absolutely fabulous on my other property I bought through crestcore. And by fabulous, I mean their communication is ON POINT about everything, and I'm grateful. Message me privately because I think we can't share links or numbers here. But Lawson will get you taken care of! 

I've also just bought my first property with mid South turnkey, and it just closed. So I'm going to be on top of the rehab. I think mid South has grown without placing the proper personnel infrastructure that they absolutely need to run these projects.

I have been very happy with my turnkey properties I have bought in Memphis!  I have been investing in Memphis for about 7 years.  My opinion is that it is a good way to start investing in an out of state area.  These days the numbers on turn key properties in Memphis are getting harder to cashflow especially if you are leveraging the deal.  I agree with others that not all the companies are created equally and I would take the time out to compare them.  I would take a trip and meet with different companies.   I would definitely take a look at the fee structures.  From my experience the maintenance on the properties could really eat into your cashflow.  So I would make sure there is not a big premium on maintenance from the PM.  Overall Memphis is a great area to focus on like always you want to have a great team to work with!


 Thank you Corey, that's a great and thorough high level perspective. As for Cash flow, I think it depends on the deal structure as you mentioned, but also strategy/approach (cash flow vs building asset, holding long term). Not many markets out there in post covid era with 'great cashflow' now and definitely not until rates come down. Nevertheless, a trip is in order.
