Does anyone have any recent experience with hard money lenders still lending or who have returned to lending in the past couple weeks? If so, what has your experience been, including in terms of interest rates, points or other matters. If anyone has any recommendations concerning true and tested lenders please either mention them here or message me separately.
I'm also curious about people's experiences in raising private money from friends, family and personal network and whether there is a preference over using HMLs. I have had discussions with friends and family who indicated interest but when things got real and I was discussing providing a 12% return people were still very reluctant - ultimately there is too much worry and if you have never done this before its hard to pull the trigger.

What do all the Chicago investors say to those people ( a certain well known someone) that insist that you should not invest in Chicago multi-family. Granted Chicago is a big city with varying levels of opportunity depending on neighborhood, but just wanted to get some inside insight! Thanks.

This is a great thread. I'm in the process of doing a BRRRR in Cleveland and would be interested in connecting with people who have experience lending.
