I’ve been learning the ropes for a bit — watching deals, running numbers, and getting a feel for what makes a good flip. I’m at the point now where I’m ready to start moving on my first real deal and connect with people who’ve been there. The problem I've had has been executing & lack of knowledge. I am not fully accustomed to all of the loans, taxes, etc. that will go into the structure, but I have wholesaled in the past & no stranger to investing in real estate.
I’m looking to build genuine relationships with lenders and flippers — people who don’t mind sharing a little guidance or insight. I’m not trying to fake it or sound like a pro, just being real about where I’m at. I’ve got drive, some knowledge, and I’m ready to put in the work.
I’m open to learning, shadowing a project, or just talking through how you approach funding, deals, or first-time flips. I want to take action, but I also want to do it the right way — with people who value trust and solid communication.

Ah okay, i started with my real estate journey back in late 2018. Completed my course in 2020, but now im jumping into my career career of being a realtor. Going to bed later sounds like a plan, anything to do in that time?
Hey quick question while trying to prepare myself for my realtor career within this following month. What are some thigns you guys do in your free time to help retain, understand and just overall ground yourself to stay at the top of your game? I currently wake up around 7am and workout until 8. Any books, tips, pointers will be more than helpful. Thank you.
Goodmorning fellow investors and agents. I've recently been looking into batchleads and propstream this past week. I'm currently having trouble trying to use propstream because all the photos keep saying "coming soon". Thinking of deterring back to zillow/redfin until i get my first 2 deals successfully and able to have time to figure them out. If theres anyone who's able to let me shadow them via zoom/screensharing that would be great.

thank you for the advice, i love the go for it and learn on the way mindset because it helps you do more hands on and know what to look out for next time.
