Turned out beautiful! We have a similar situation with one of our flips, where lender made most money! Luckily they are people we know so it feels a little better, but still painful haha.

Single-family residence fix & flip investment in Indianapolis.

Purchase price: $137,000
Cash invested: $90,000
Sale price: $285,000

This was a single family home in Bates Hendricks.

What made you interested in investing in this type of deal?

It had been sitting around for awhile and was a good small deal to get my feet wet.

How did you find this deal and how did you negotiate it?

Driving the streets. I am an agent so negotiated for myself.

How did you finance this deal?

Hard Money

How did you add value to the deal?

I was able to negotiate down the price. I brought a vision to the home that previous owners couldn't see and therefore sold. I was able to sell same weekend for full ask.

What was the outcome?

Made money and learned a lot.
