Jacksonville is full of great areas for both STR and LTR investments. First, if you are looking to do STR, then there are only a few areas on Jax where they are permitted. I would recommend looking at Jacksonville Beach or the historic districts such as Riverside, Avondale, San Marco, and Springfield. My personal STR investments are at the beach and have a pretty low vacancy rate. For LTR, there are endless areas that should give you solid returns on your investment, including the areas I named previously. Also, mid-term rentals are increasing in popularity, which could expand your investing options. Areas that restrict STRs such as Neptune Beach could be good mid-term options and areas near hospitals like Mayo and downtown, have higher mid-term demand.
