My wife and I live in a fairly high priced market in Southern California and our plan is to house-hack a fourplex in the next few months. We've recently been doing lots of research with regards to finding owners' names and contact information so we can cold call them to set up a meeting to discuss seller financing opportunities. Of course, we'd be looking for someone who is tired of the management, inherited the property or has some sort of issue or problem that disposing of the property would alleviate.

What are some of the most effective ways present this type of opportunity to owners (potential sellers) who are willing to meet with us? What are some good questions to ask to pique their interest enough to even meet with us?

Does anybody have any advice on how to analyze the ever fluctuating market in the different areas of Orange County/SoCal? As a new investor, I am looking for practical tools that can be used to find deals confidently. Thank you in advance for any advice and tips!

My wife and I have been having very similar thoughts as you in regards to the market here in Orange County. We have a little money set aside but certainly not enough for an all cash offer here. My wife and I have spent the last few months studying real estate investing through reading and podcasts and have been looking into the possibility of seeking a private money lender in orange county. Our current income wouldn't necessarily qualify for a conventional mortgage in our current market and we have concluded that our best bet would be private money. We are interested in flipping houses and would like to know how other people in our area have gone about finding private money lenders in Orange County or gotten their start in this high priced market. What are private money lenders looking for when it comes to someone who hasn't established any credibility yet? We already have a great contractor lined up and are actively searching for good deals. Any feedback would be greatly appreciated!

Welcome to the site Joey!

I'm fairly new to the site and REI as well. I have also been really interested in investing in real estate, especially after reading Rich Dad Poor Dad.  I've committed to learning more and more every day and sometimes it gets a little overwhelming but I know that this will take time to get the experience necessary to be successful. 

I think the podcasts are awesome too and I would definitely listen to them often if you haven't already. I wish you the best of luck and hope that we can both really learn how to play this game well. Let me know if I can help in any way.
