Hi James:
I can't seem to figure out how to PM someone so here is my best next attempt.
We are considering doing a number of short sales in the Tampa market (where we are already buying homes/rehabbing/selling). Would be interested in running our plans by you and 1) seeing if at all realistic (we are not short sale experts) and 2) explore how we could collaborate. If interested, send me how to best contact you.

Post: Need To Find Wholesalers

Good morning.
I am trying to find the most efficient way to get wholesalers hunting deals for us. Historically, we work directly with banks, developers, and builders and have been out of the individual investor game for a bit.
To implement a program for our large group of investors (~30K), one piece that I need is wholesalers bringing us deals on a steady basis. We can buy, can rehab, can do all the pieces but just need good access to deals in specific locals.
Two areas that I am looking for right now are panhandle of Florida and down in Tampa /St. Pete.
To implement are program, we need deals that purchase + rehab < 63% ARV, decent area, + ...
So two questions:
1) At that 63% target, is it realistic than a wholesaler can still make money; and
2) How do I efficiently find wholesalers that can fit that bill, especially in the Florida area.
Thanks for any help that you can provide.

Jeff:
I definitely agree with the wholesaling or "birddogging" concept. Let me show you how fast you can change your picture.
1) Do a couple of wholesale deals to generate some cash;
2) Maybe then pick up a longer term property or 2 for yourself;
3) Find a local, well healed partner who now likes what you are doing and realizes that you are now experienced, and you now a lot of capital to rock & roll.

For your SFR, I would seriously doubt you would want to sell on a cash flow basis. I do a lot with SFR homes and the main reason that I like them is I can sell them to a mom & pops that wants to own them.
However, given the state of the market, now may not be ideal timing. One other thing I don't know if you have considered......
What about "owner financing" the SFR out via a lease-option or contract for deed depending upon a few variables. Could get you some good cashflow and could cashout price down the road. I do this with almost all my personal properties.

Hi Everyone.
I am Chris Anderson and have now found Biggerpockets via Twitter. Cool site.
I do a lot of investing myself and professionally run a pretty big group of 30K+ investors centered at www.NoBullRE.com and www.GoZoneOnline.com
Non-professionally, have a wife of 25 years, 2 teenage daughters (yikes), and love all things sports related. Hopefully I can be contributing member here at Biggerpockets.
