There are tons of cities where you can spend $20k and get an $800/month cash flow. Try Birmingham AL, and almost anywhere in the mid-west.

Actually I had someone willing to fund note deals, but we couldn't find any deals with a viable profit margin. Good luck!

Announce your group on Meetup.com. My favorite group is just a roundtable of professionals sharing their stories. We rarely have anyone speak to us. It's only the cost of lunch. Those that come each week get deals or some kind of business out of it.

Hi Jon, yes I've offered a $1k incentive directly to the buyer's agent - this goes direct to the agent, not through the broker. I'm not sure it helped so much with showings, but it gave her more incentive during the negotiation phase to make sure the property closed.

For years I thought investing in a non-performing note could be a win/win for everyone involved. For example, let’s say I buy a $100k promissory note (mortgage), secured by a house that’s worth $60k, and pay $40k for the note...My thoughts, years ago, was that I could get the homeowner to sell their house at it’s current value, $60k, and I would approve the “short sale”, and immediately make $20k...

I always use Land Trusts for my real estate. The power of the Land Trust is incredible. Randy Hughes has a good course especially good for the buy and hold investor, but I've taken it beyond in my rehab to resell business and wholesaling.

These are the my favorite reasons:

  1. No need for double closings, merely sell the beneficial interest
  2. No need to foreign file your entity in different states as the trust is a pass-through entity.
  3. Anonymity.
  4. Save money on transfer fees.
  5. No cost to setup a Land Trust

The list goes on and on and on.
