thank you @Monica Breckenridge ! That is great info; but I am already past that. The contract is written and It will close the way that it is. I have never done a double close, so I really don't know what to fully expect. I know what it is and how it works; but I really do not want to do it. Furthermore I don't think there is enough money in it for me to do a double close. Just looking for advice in this matter.

I have a property that I am assigning my contract and set to close in a week or so. I have a problem with the closing attorney, she doesn't want to close with my assignment agreement because she says she doesn't like the idea of "changing the original contract" between myself and the seller. Instead she wants to double close. Would someone mind giving me advice on the pros and cons. I do not want to do a double close because I do not want to go on title. Please share experiences advice etc. Thank you!

the comps in the area are anywhere between $200,00-$300,000. There is currently some new subdivisions going up in the area but this house sits on a main street and was built in 1969. @Jean Bolger you are correct, this is listed as "value in the land" although I am not sure if the entire house needs to come down but it definitely needs ALOT of work done from the foundation to the roof and then some.

I am considering putting a property under contract that may need to be torn down and rebuild. The county tax assessor says the property is worth $190,000 and The seller is asking $75,000 though I may be able to talk him down to $65,000. The house sits on one acre of land. I am a wholesaler and looking to assign my contract; but I am unsure if anyone would be interested in a situation like this. Before I put this property under contract would anyone please give some advice? I hope I explained properly....thanks!

thank you for responding @J Scott ! By "Investor Friendly" I mean a title agent that is used to dealing with assignment contracts, etc.
