I'm wanting to do a 4-5 plex just because there is more room for more cashflow on a monthly basis. With your SFH what are you seeing as a monthly cash flow? Also what company did you go through? Who's your Managment company? And where did you find the deals?

Looking to get into multiplexes, 4-5 units preferably. Have about $70k to use as a down payment or purchase price. Where do people have good experiences? Looking for cash flow. Thinking Indianapolis area, Memphis but definitely open to other places too!

Are you meaning you have 500-600 cash flow? Also not necessarily wanting $25-30k for the WHOLE place just want to put down good money and have a small mortgage payment so I can get equity and cashflow maybe? Do you think I could do one 4-plex for $60k? What cash flow are you seeing with yours and what was your purchase price r something comparable?

I'm not looking for one for $30k, I agree, probably not the best idea! Haha I'm wanting to do a conversional purchase, something around $100k I'm guessing. I want positive cashflow (few hundred) as well equity build up from renter and hopefully appreciation from market.
