Hello all, I am thinking of investing with around 100k as a down payment on a rental in the mountains. I am not looking for a vacation home, but for actual returns on an investment property, whether it be through short term rentals or long term. From what I've seen, it looks as though the costs and vacancies kill any potential profit. Am I right to avoid the mountains outside of Denver for immediate cashflow?

I'm looking for a Denver based 1031 exchange intermediary that can get me ready in 2 weeks. My rental property closes on the 14th of January!

Is there a directory of 1031 exchange service providers anywhere on Bigger pockets?

It's Lake County, get used to it. The demographics of Lake County haven't changed considerably since the prisons in the Bay Area stopped giving free bus tickets to Lake County to ex-cons several years ago.

Hello! I'm new to real estate investing and am assisting my parents with the sale of their triplex in Albuquerque, New Mexico. We listed the property on zillow, craigslist, loopnet, and a crappy sign in the driveway. Most interest came from the sign. Now offers are starting to come in and we are a little at a loss as to what to do.
As I understand it, a real estate attorney is what I need. Is that all?
Any recommendations for real estate attorneys in Albuquerque?
What should we expect from an attorney? Will they help with the negotiating, or just fill in the sales forms?
The triplex is the sole asset in an LLC.
