Has anyone here used beeline loans for investment properties, DSCR loans, and/or loans to LLC?

I've recently come across their site, but weary of jumping in.

I am in the same boat. Have a 5384 sf lot and was looking to do an investment Duplex on it before COVID struck. Also interested in builders out there who can do this.

It is very unlikely you will get anything close to the maximum rents. I once tried this strategy, in Sugarland, and after the rent reasonableness market analysis, the offer from Houston Housing was much much less than the FMR advertised. For a 6 bedroom, your likely offer will be ~$2250 - $2350
