Thank you for thoughts and recommendations! That is what I love about commercial properties is the control you have on the value of the property. Is there any time constraints you know of on how quickly you would be able to heloc our value?

Hello Everyone,

My name is Oliver Hellested and I a new member with Bigger Pockets. I am an investor who recently starting investing over the last year. My primary focus in investing is multi family properties with positive cash flow but am not opposed to other projects as well. Over the last year I have purchased 9 units in total and hope to use Brandon Turner's turn of "Stacking" over the next 5 years to get my business to where I would have financial freedom. 

A little bit about my current investments. My 1st property was a house hack of a three family property where I have been enjoying living free for just about 9 months now. My 2nd property was a 6 family property that was mismanaged. Since purchasing property we have been able to increase NOI substantially. My goal for the next six months is to purchase another property where I can rinse and repeat the process.

My professional job is in the Property Management field. I currently am the property manager for a large 240 door apartment community. I have worked in this industry for 5 years now and look forward to being able to using my knowledge of how to manage properties and add value in my own personal portfolio as it grows. 

I look forward to networking with other members in the New England area! I am happy to help or provide any knowledge assistance I can to anyone on BP!

Hello,

I recently identified a 6 family property that is being mismanaged. The owner paid utilities/expenses are high. On top of that the rents for each apartments are roughly 100-150 under market rents on a conservative side. I am estimating that I am going to be able to raise the NOI roughly 6k-10k annually. My question is what suggestions does everyone have on how to access this newly added value. Preferably at a minimum I would like to be able to pull out my initial investment of 25%.
