i have a different perspective.I do cash because I don't want the big debt. And for me, I'm okay with it, because I like to go slow and steady. However i've learned a lot of lessons in this real estate game, one being throughly check out contractors, some of them are shady and will give you a good front and and tell you all the things and have referrals, but still without doing proper due diligence, sometimes it can bite you in the butt.
