Simply put, We (as a c-corp) are looking to purchase single family properties and rent to college students in a co-living type situation. The trouble we are facing is with without a PG we can only get a bridge loan (~24 months) which afterwards we won't be able to refinance unless we have a significant number of properties (5+).  

Does anyone know a solution? Is there another way (apart from PG-ing or getting a private investor, to execute on this type of play?

I’m looking to leave my W2 job and try my luck in real estate. I’ve been warned I should close my first property BEFORE leaving my job. Without having significant cash in the bank is it possible to get a mortage without a income stream?  


If so, any advice on what to look for when finding a lender would be appreciated!
