Hello,

A property I am looking it is a 12 plex and currently 7 units are vacant. How do I find out why these units are vacant? 

Is it better to stay away from such a deal or purchase a property that is already fully rented?

What is the best strategy to minimize losses from purchasing a property that has substantial vacancy? 

The 5 units that are being rented out currently are bringing in around 500-700 a month. However, the sellers are estimating the remaining units will bring in around 1000-1200. The sellers are old and I am assuming they have had their current tenants for some time.

Any help/advice is greatly appreciated!

Hello,

So I have found a partner who will be providing all the cash upfront for the down payment and closing costs. How do I pay back this partner for their cash? What strategy have you used when using a partner? What kind of return to they make on their investment?

I just have a few note follow up questions.

How do you determine if the area you are buying in is immune to recession?

What is the best way to determine the rentals of an area during a recession?

I’d imagine it would be by studying the history of the markets in that area and what happened during the last recession. Would just want more clarification please.

@Seth Ferguson I am not agreeing to 75/25. However I would like some advice please on how to pitch my partner on a 50/50 split. If you have any experience with partners, how did that go?

When investing in a property using a partner, how do you split the ownership/equity in the property if the other partner provides all the cash while the other partner provides all the knowledge and hustle?

Please give your reasoning for your answer. I want to know how to negotiate with my partner.

Hello,

I’m new to the forum but I have a question regarding a listing I found.

The asking price for the listing is 1.2 million but the appraisal information that the realtor sent me states that it was appraised for 800,000 in 2019.

It is a 12 unit property.

7 units are vacant

Would I offer at 800,000 or something in between?

How would you go about the negotiation process l?
