My take on this is that: Just the share number of people willing to comment on this thread tells me you should GO AND BUY ZILLOW SHARES NOW. If you are into stocks anyway. This is how AMAZON was suddenly controversial years ago and it blew up. I should say "in my face" because I had many opportunities to buy AMAZON cheap. But I left stocks long ago when I fell in love with REI.(Real Estate Investment).

I have found a way to build a series of doc in a box standalone commercial buildings in a cost effective and scalable way. I have put together a construction crew who I put on salary to do the majority of the job and I have hooked up with a national urgent care franchise to use these buildings. Each will be 5000 square feet and shaped like McDonalds and yes with a drive through. I estimate that cost of the box and the drive through and parking space will be about 650k. 

Do you think I am crazy ? What are your thoughts on this number (650k?

@Scott M. True statement. This shows that the "law" itself cannot stand the test of legality since it is tied to a fluid (dynamic) conditionality. I am not a lawyer but I have done business enough to know that the Judges are going to be confused as hell by this law. My question to the Judge will be "your honor which date do I observe in obeying this rule because as of the date we filled eviction, my county was blue but it is now red ......." Judge goes ...Phew !!

If your county shows as blue or yellow. The new moratorium DOES NOT affect you.

Having done business for years, I have learnt that the only friend I can do business with without an attorney standing guard is my wife. My wife, only because I am already in marriage business with her anyway and no other business can be more complicated. If you want to keep your friendship get an attorney experienced in partnership to draw up an agreement. Have everyone sign and then pray !

Just like every other business: MANAGE IT YOURSELF !!!. This is if you can because you only have say 20-30 doors to manage. If you cannot manage it yourself because they are too many and I mean 200- 500 doors,THEN AND THEN ONLY hire a property manager. Just like every business, for you to be successful, you need to know every aspect of your business more than your subcontractors know then, you learn by doing. 

Don't hold 10 doors and be behaving like the guy holding 100 doors just because you think you will hold 100 doors in the future. Future ambitions are events that HAS NOT happened yet. Remember there is a good chance they may never happen. Just my 2 cents....

LOL. you are into oil and gas and your partner is into cannabis. Y'all sound like people I need to know ! Just kidding.

If it helps, I know many persons in similar boat. I think there is a credit crunch for these types of loans but no one wants to admit it openly.

It might be better to wait out this crunch in my humble opinion.

Building a long term relationship with a reliable private lender will get you further in the game than doing too much shopping. Its like marriage do a few deals and then settle for one.

The main problem I see with this is that it is too complex and too many if(s). If(s) are also called risks.

My mantra is any deal you cannot explain in ten words usually will not work.

Let's assume this even works out, the amount of profit will not justify the work and risks associated with it. 

There are simpler ways to make money with much less risks, listen to the bigger boys in BP !
