Moe's Southwest Grill & chipotle is killing me and are getting prime location on me at every turn. Don't get me wrong, I love chipotle. But some of these bids have been better yet I can't get around the guarantee. I think corporate will come around on this for larger franchisees but not anytime soon.

By no means are we a small franchise. We currently have 22 locations and am willing to grow at a quick rate. Unfortunately the franchisor simply doesn't offer the guarantee that all of my competition does. We have restructured the businesses to reflect larger sales numbers as you stated, but it doesn't help much. Our sales are great. All QSR's are expanding and I'm stuck to compete without this guarantee. You can see my frustration with the franchise for not offering this for a such a national brand. Personal guarantee, annually increase, cap rate don't seemed to matter when a similar concept with a guarantee jumps in. I only land the deal if we get a jump on the offer. I've looked at Orlando business journal, may be I should pay more attention to it.

I've been seeking to sign many new leases for my growing restaurant chain. Largely due to a larger competitor ousting my bids (has a corporately guaranteed lease.) I'm running low on good opportunities to expand to. Any advice on how to get a better ear on new developments. We are open to most of Orlando but really interested in Lake Nona, Oviedo, maitland, and ocoee.

I don't wholesale, but I will say that the emails I am getting from wholesalers as of recent are awful. Leading me to believe that they are drying up. Just today I got 3 emails of "deals" that are on the MLS and are being sent above the MLS list price. Rant begin "I can buy a thousand homes in Pine Hills for $60k or less off MLS, quit telling me you got a killer deal." End rant.

I live in Orlando and have been looking into vacation rentals. In my search I have had a very hard time getting any resort community homes to make sense because the HOAs are so high. A lot of people are doing it, so maybe I am wrong. I just can't make the math work.

yeah I wanted to make that meeting too, but I just couldn't swing it. I'm downtown, and I work everyday but Saturday ( meaning I can meet any day but Saturday, that's family day) Let me know what you are planning.
