Hi BP Family


Looking to get some insight on doing a STR for only 9 months of the year. I currently live in NC with my Grandmother and Mother. The winters are getting pretty brutal and their only getting worse every year causing them much pain with their arthritis. Then it occurred to me, "while watching one of my favorite ITV shows” that I could Airbnb a property some place hot like Florida for 9 months of the year and let my Grandmother and Mom stay there for free in the winters. Tell me has anyone else done anything like that?, and if so, What did you? and How did you make it work? I Thx you in advance for any advice you can give. 😁

Hey BP Family I found a commercial lender because I don’t have a W-2 job or the debt to income tax requirement for the conventional loans. I found a company called PIMG and they found a lender so I can buy my first property but first I need a proposal letter to start making offers on properties. In the loan processing step is it common practice for you to give them your bank account numbers and your life Insurance policy and Bonds, things of that nature. I told them I wasn’t to comfortable with that. I sent them my life insurance policy but with my account number blacked out, plan on doing the same with my bank statement. Wanted to know anybody else’s experience with stuff life this. I’ll be grateful for anyone’s input. Thank you in advance

I would love to come up with a good Business Plan for myself. I operate best with a detailed format for my Goals. Would like to know more so I could pick the best strategy for my Goals.I want to Cash Flow at least 10k a month in 5 yrs. I like the idea of the BRRRR strategy for long-term and STR. I'm aiming with long-term rentals first. Want to make sure I take advantage of all I can 😁 Thx in advance for your recommendations

Hi BP Family just wanted to know if I haven't done a deal yet, so I have no income but I have a LLC and I've spent money for my business on stuff like tools, material for my office, the BP books, my mileage Driving for $$$ and etc. Do I file taxes and claims these as a write off? I'll be so grateful for your help?
