That all makes good sense. 

Especially the cashflow after re-fi, that's what I see as the biggest roadblock. Seller finance seems to require a type of effort I don't know I can get into while maintaining my day time job and my sanity to find those deals. If there was a way to find them, that would be great. But I guess, at the same time, everyone would do it.

@Nicholas L., what would these deals be?

I'm mostly interested in diversifying by entering the real estate business. I think there's great opportunity in the LA area (despite the current economic situation) and I want to get it sooner rather than later.

What would you recommend as first real estate forays?

These would be either just long-term rentals or BRRRR.

@Ryan Davies, this brings me to another question. I have the cash to get in it by myself, but I also like my cash growing elsewhere. Is it best to use my own money and then take loans against my equity for the next properties or is there a benefit on keeping my cash for an emergency or additional costs and fund the investments through hard money?

I understand the ultimate cost is higher due to interest, paperwork, etc, but the safety is also higher. Is there a consensus in this?

The friends I'm talking to are business people, they do understand how this process works.

Hi everyone,

Looking to get some duplexes with friends' money and make them some money in the process. I already have the friends and I've started looking at properties. I have an agent, lender, CPA, etc.

Questions are:

- What is a reasonable time for returning the loan? 1 year?

- What is a reasonable interest now that interests are wild? 10%?

- What is the paperwork necessary or what options do I have to make the loan official? I do trust my friend very much, but I want to be safe.

- Outside of piling up on properties and then risking some being vacant or rents going down, etc. What are the risks of this strategy if done safely and slowly?

Any chance someone can share these docs back? This is exactly what I'm looking for. Will continue searching through in case something similar exists elsewhere.
