@Mike Deltz Good morning sir. It really depends on the permit and the work being done. Based off experience with my investors, some situations are less stressful than others. In this case, I believe you would just have to open up a new permit if you plan on finishing it out and it would trump the existing permit, that is if that's your plan. I suggest verifying with the city first though. I have the number to Jeremy Camarillo who's a DSD supervisor at the city that deals with the permits. Not sure if I can just post that on here but feel free to direct message me and I'd be happy to share his info. He'd be able to give you the correct info on your question.

@Christopher Owens That's definitely a great strategy to utilize. I'd recommend "The Book on Rental Property Investing" & "Think and Grow Rich". Both are great books to read during your deployment. There are plenty of opportunities near both campuses and everywhere in between.I'm sure finding a deal would be relatively easy one you get back in town. Always here if you ever have any questions!

I agree with Joseph, There are plenty of areas fitting your price point. Some are better than others. Nonetheless, you can find yourself great rental opportunities here in town. 

I'd recommend building up a team to help you invest remotely. In my opinion, a great team can lead you to success. You'd want to have a great realtor, a property manager, and a contractor (for rehabs if needed). A hard money lender can also be added if interested in leveraging your money and help you put 20% down on a property. 

Properties can be viewed through a messenger video like Joseph mentioned before. I personally like to do a walkthrough with my Go Pro and shoot it over to my clients (I love the quality it has).

I would recommend continuing to do more research on Real Estate Investing. More knowledge is great so it pays off to be a sponge. I would also narrow in on a single market to do your research on and commit to. 

Bouncing off at what others have posted, investing in your home state would be the best for you.We have quite a few different markets here in Texas alone that you're able to pick at least one from the variety we offer. I'm sure you have a bit more knowledge about the Texas market as opposed to the other states you're interested in. It would also be easier for you to get to your properties.

Once you decide on a market, start building your team that can help you invest in the area. That can include financing, contractors, realtors, wholesalers, property managers, etc.

Glad to hear you're looking to become a teacher in SA, I have quite a few friends who are currently in that field and can give you some recommendations. As for your real estate goal, thats a great strategy to do here in San Antonio since areas all around town are appreciating at a growing rate. @Account Closed Like some have mentioned, $50k is not a lot of money to work with when investing in real estate but it is a great number when you're planning to leverage your money. I'm surprised you did not mention San Antonio, TX as a market of interest since the market is growing here with all the developments going on around the city as well as the appreciating neighborhoods.
