Thanks for these tips! Yes I've found I'm in this funny spot where I'm too big to string together a few softwares, but not big enough for an AppFolio or very robust platform. I will look into Buildium - it looks like potentially a good match

Personally I think it depends on the type of investing opportunities you're looking for and where or why we are seeing an increase in market activity. With the higher inventory we are seeing and the rates staying where they are, I think it's a solid time for a buyer to get a deal from a seller that is struggling to get their pricepoint due to too much listing competition and high buyer skepticism.

I'd definitely talk to your CPA to run scenarios, but I believe there are some exceptions to the 2 years if your move is due to an employment change or other extenuating circumstance that causes you to need to move more than 50 miles from your current place of residence.


I feel like tax code is always slightly changing, so I've found running different scenarios with a CPA is the easiest way to get a straight answer.

Have around 10 units self managed and looking to optimize my business systems to be slightly more scalable and automated. Not exactly sure where to look for this and have done some googling and asking around but don't have a clear answer for how folks have managed keeping the books clean and everything paid on time in a simple manner!

Current systems and tools:

- Assistant to manage payments, invoices, ensure rents come in and chat with tenants for issues

- Melio for vendor payments

- Baselane for banking - separate accounts for each rental and deposit

- Google sheets for Income and Expense reporting

- Azibo for rent collection automation with late fee automations

- Drive for my leases, SOPs, and documentations of tenants move in/move out

Goals of improved system: ensure I have a read out of how each property is preforming month over month, check on big expense items, ensure vendors get paid, mortgages get paid and rent is coming in, generate APY on float and savings for any big CapEx that comes up, and make my life easier come tax season.

Is there a single software people use or what do you do for your business systems to optimize all of this?

I paid $6500 for a 2 ton with install but it also included disassembling a broken one, haul away and adding a drip pan. Very certain we overpaid, but it was a dire situation where the old one broke and had caused water damage and the tenant didn't notice for a month...
