@Justin Moy thanks Justin. that has been my hunch since its so much work... it is Texas and apparently its extremely common for the houses to have foundaiton issues so i dont want to be scared of foundation issues. just want to educate myself and feel confident in my decision to buy or not

@Caleb Brown I received the contract the previous homeowner and contractor signed acknowledging the work performed. there is a one year warranty but it is not transferable. any idea on how to request a warranty to be transferable?
do you know what the maintenance is like for a pier and beam foundation?

The property is 93 years old and had 7 beams replaced and 65 piers replaced. The midpoint is de-elevated between 0-2in. A structural engineer deemed it compliant with 2018 international residential code as of january 2023.
Im considering hiring another engineer before inspections to get a second opinion since it was a major renovation. Would just like some input so i know what im getting myself into.

Hi everyone. Out of state and recently went live with an offer for a duplex in beacon hill. Does anyone in the san antonio area have insight on beacon hill? My reserch is kind of mixed... seems like its a cute part of town but theres issues with it being close to the HWY, train tracks, and that sometimes it can be rough. I heard that theres alot of investors coming in rennovating the homes. Olmos park and alta vista is close by and I think thats a pretty good part of SA right?
