These are not just MLS properties... Our computers search many web-based sites for properties... Also, in order for a property to make it on the report it has to meet certain profit criteria... This can be a very time consuming process for an investor or an agent working with an investor to sift through 100's of properties every day and pick out the ones that have a serious profit potential. I can give you some information on how we determine values - most of it is proprietary but the very very short answer is:

.'Comp value' estimates are based on available sales and listing data within zip code areas of each property, along with factors related to the county appraised value and other available data.

They are automatically generated and sent to you daily... There may be a day or 2 now and then where there will not be properties for the report but most week days you should get a report with new properties...

We do have some information about how we arrive at some of the numbers, rehab budgets, etc... I will email that information to you... Too lengthy to post here. We have not viewed nor assessed any of these properties... I will also send you our synopsis of what all is on the report but you can click the link in my reply to Bill to see an actual report... I think most of the information you would want to see is on the report but would love to hear your thoughts! Unfortunately we just find the properties we are not licensed to sell them or represent buyers or sellers in your area... We currently are looking for Real Estate Agents to help our investors in your area and hopefully soon we will be able to provide that assistance for you...
