If you open the link I posted for the listing, there are two letter icons above the photo. Click on "D" for the documents. The Proforma is the one to see the annual income and expenses. This is the paperwork that a bank would want to see. Expenses are the usual costs but also include funding your retirement account, paying for employee help, common utility costs, costs to replace depreciated and worn out furnishings, etc.
The price divides out to $46,660/unit! Tenants pay their own utilities. You may not use all of the expenses, which would save you more money. Live in a unit and have the rest of them pay for it! What else can I say? I hope you take the time to review this unique property and seize the opportunity!

Hi Curtis, I'd be happy to send you the information sheet that I have. There are two documents I can provide to give you the data you will need. One is a chart to show when items were replaced in the units and buildings and also shows the rent for each apartment. The other is the Pro Forma to show gross income and a thorough list of expenses that are connected to the buildings.
