Going to depend much more on more details / your personal situation - all things equal you will probably get better rate/terms on conventional if you qualify for both

Should I refi to dscr or conventional to remove pmi? 2 unit house 30 year FHA 6.6% major renovations (roof,bathrooms,kitchen,etc) home has appreciated 397k when appraised to 550k zestimate (similar comps in the area are 500k). Is it worth to refi at current rates? Thanks!

Thoughts on refi FHA into DSCR Loan? FHA rate of 6.625% but looking to lower PMI. Reno and house appreciated quite significantly 400k to 550k estimated.

How can I know if the tenants have been served by the NJ courts? I have a trial date does that mean they were served? I also see under SVC status (PS, PS, PS) there's three tenants, safe to assume they were served?
(Saw them starting to move out yesterday they have not communicated or provided fwd address) Let's call them The Rushmores, they have overstayed unpaid for 7 months now!)
***I had a nightmare tenant (let's call them The Crystals) that didn't provide a fwd address either in the past and kept saying they would sue for the security deposit blabla but never did anything, kept the security deposit for their last month so they didn't overstayed, therefore I didn't chase them for the rest of the lease amount since they vacated, happy they were gone.
In the case actions I see an officer was assigned, this is the first time I see this portal (created account to be able to look up the case once I saw the Rushmores packing up and leaving? on Friday 5pm), noticed it Friday 5:30pm so couldn't ask my lawyer which was the one who submitted the complaint,yes I have a docket number.
Thanks everyone I'm new to this! I gave them fictional names so it's easier to differentiate the past case.
