 I am Canadian investor and broker here. Interested in investing in the US market.

I am presently looking at Multi family 96 units property in North Carlina for $ 8 Million class A.

Is it possible to get financing and what rates & LTV?

Thanks Kim much appreciated with the valuable info.  I have been thinking about Orlando.  What are vacancy rates in Orlando and Is there any areas they have Greenbelt and/or conservation protected areas, they seem to appreciate the most in my experience.

Hi   Ming .........The canadian RE market especially in the GTA has been exceptionally hot for the past few years so I am looking at some options outside of the country to diversify the investments.

Stephen..........option A .... I am considering investing into older single family with 3 bedroom 2 garage in decent area with little rehab that can be held for long term. So location is important close to amenities, good schools, low vacancy rates and low crime area.

I am looking for the most value for money when investing but also good rental potential.

Option B 

I am considering brand new construction property as no/low headaches of maintenance but depending on purchase price,  monthly rent & appreciation rates

What does the BP community think of investing into Florida in single family detached houses. which are best places to invest or avoid?  What are the typical rents ? New construction or Resale ? 

I live in Toronto Canada but I am thinking of investing into the US market.

Multif family is bigger game with more risk & rewards. If you starting out , I would recommend to go with single family or duplex. 1% formula is hard in GTA and surrounding areas but there are multiple ways to make money in real estate. Typically if you have a large down payment of 20-25%, you can still find properties with positive cash flow in single family and you make money on the appreciation.

I bought a newer Townhouse in home town Orangeville recently which is cashflow positive with 20% dp.

I agree with Luc and Ming points, you have to be able to improve the property, either improve cash flow or increase property value with reno's.

I have looked at multi family and retail net properties but have not found anything too exciting yet.

Thanks Joe and Chris, is there any specific lenders you have used in the past for commercial mortgage and would recommend.
