@Andrew Postell Thank you Andrew! That is really helpful. I was thinking of using the HELOC as a downpayment on a good deal and then trying to pay it down quickly with cash flow or doing a cash out refi to pay that back if value goes up a good amount. Also thought about doing a STR and paying that back.

@Greg Kasmer Very helpful! I'm in the same boat and am trying to determine the right straggly for using a HELOC to invest. Would love to sync with you @Conner Olsen if you have figured out a good strategy here. 

Does anyone have experience with using a HELOC to invest? How are you running the numbers as you evaluate properties to factor in the HELOC payment?

@Alex Roter Thanks Alex! Thats what I'm thinking as well. I'll be using the HELOC to invest this year but seems a little more risky but also more flexible.

@Kam Nak I'm in the same boat as you. Finishing up getting a HELOC today. Let me know if you find anything out. Do you have a good way that you are calculating the HELOC monthly payments into your calculations as you are looking at properties?
