Hello investors,

I am looking to purchase my first investment property in Georgia. Due to inflation I am priced out in North and East of Atlanta. I have now started looking at south of Atlanta specifically in Newnan as houses still seem to be affordable there. I am targeting 30265 zip code as it has good schools. Is Newnan a good area to invest? What are its growth prospects and how safe is this area? Any red flags?

I found some properties in Whittier,NC. Anyone has STR in the location? Is a good option to consider?

Hi, I am trying to find STR in smoky's under $200,000 with 2BD and great views. Market is too hot right now so I am ready to wait for a few months to get a good deal. I have heard TN is a better option than NC due to low taxes. Can you recommend good areas within Smoky's that are in my budget?
