This is brilliant! It wouldn't surprise me that these people will ignore that as well. I'm finding all kinds of debt letters around the house. They ignore everything. The 1099, can I actually report it? It wouldn't surprise me that these people read these forums just to get every ounce of info they can to get away with living rent free for awhile.

If you don't mind, send me a message (I assume there's a private message on this website somewhere) and tell me how you go about all of this.

Question: If ex-tenants do not reply to letters sent to their forwarding address, can I send a letter to their place of business?

Mike, I like your way of thinking. These people know exactly what they're doing. It's like they're daring you.

My lawyer even said that these kind won't sue...they have no money.

Just like today, as I was cleaning up the roach droppings, there were some opened mail laying around and...you guessed it....bill collectors.
Their lease was up at the end of this month..but they high tailed it out of there in the middle of the month. Now I know why...they're running from the collectors. Then the water dept came by while I was cleaning the beer bottles from around the house....can you guess??? oh you're smart...they didn't pay their water bill.

What gets me is why do something stupid like take all the smoke detectors down. They've been in the house for 11 months...batteries don't run down after 11 months...plus..they aren't that consiencious. But that's what their excuse was when I noticed the smoke detectors a couple of weeks ago... they're replacing the batteries. uh huh.

They'll get their come-uppins soon I gather. Another notice...now laying in a shed outside..was a notice that their car is under jeopardy because they didn't pay the bank.

It's a great house in a historical area. I worked hard and long at renovating this thing. It wasn't meant to be a rental but can't do anything about it now. Thought I'd show you what it looks like. Got it on craigs list and I'll get a realtor to help things along. (don't tell me that a realtor is the best way to go because that's who got me those losers).

I sure feel better venting about this.. :D

Thanks Ryan for your input. It's not a few weeks rent, it's the whole month they are responsible for to the sum of $1200.00.They are in city violation for removing smoke alarms, putting my property at possible risk. I understand it's a civil offense?? Can I sik the city on them for that?

Why bother with a contract when these types of people know they can walk away and thumb their noses. What protection does a contract really give a landlord?

I'm not into renting as a business...it's something I am forced to do at the moment. Hopefully, this next go-round with any new tenants will be more successful.
Next time I think I might ask for their first born as well as a deposit worth more than the rent. Second thought...forget the first born.

Hi, This is my first visit to this site and I would like to ask a few questions to the pros.
I have an investment house in one of the historic districts of Ft Worth. I was forced to rent it rather than sell so this is the first time I've had to deal with renters. I'm finding that renters have more rights than landlords.

Here's my scenario: Beautiful house, bad houses around me but neighborhood is climbing up the ladder for the better. I allowed a family to move in without a security deposit but they put in a fence in lieu of. (I know someone is going to say "that was your first mistake". Yes I know but what's done is done and I need help with what is now.

I did not receive rent for Oct (this month) with promises to do so.
They moved out, didn't return my keys, disabled smoke detectors and took light bulbs. (bulbs, smoke det etc were all provided), left trash in the house and outside and changed the lock on one of the doors.

I sent notices for late rent, to clean up etc but they apparently know that it costs more to take them to court than to pay their debt so they pretty much are thinking.."get in line".

They already have collectors after them so they don't have any money. (however they had money to go on a cruise lately).

Anything I can do that's not going to cost me an arm and a leg? I don't want to bite off my nose to spite my face....all I want is my money.
I can take them to small claims court but I was told that even if the judgment is in my favor, the defendants most of the time don't pay. The only "justice" is that one more thing goes against their credit...it doesn't help me with my loss.

Thanks for your time ...landlording is not something I'm enjoying but I was in a position where I had no choice.
