It's not that bad. Just a few tenants I inherited upon purchase. Lived in my place 10 or so years now. They pay on time and usually keep to themselves. Just have entitlement issues.

ok, so apparently in New York State a property manager MUST be licensed... So, I can't leave now w/o hiring a licensed, expensive agent?

Wow! 3 responses in 10 mins! Great forum. thanks!

This will be my first time appointing a manager since I purchased this building 7 years ago. The entire time owning this building I've been living in one of the units so collecting rent and other things have been easy and "face to face." 

@Natalie Kolodij I'm pretty sure at least one of the tenants would object to agreeing to sign anything giving the manager authority.

@Chris Mason My lease doesn't state anything about a representative or agent. It just establishes me as the owner and the tenant.

I'm a landlord of a multi-unit property and all of my leases are between myself and the tenants. However, im moving out of state soon and have a friend willing to take care of rent collection, evictions, and everything else. I'd like to officially appoint him as an agent on my behalf. The problem im having is a few of my tenants are opposed to dealing w anyone except me. their argument is since they signed the lease with me, i'm bound to deal directly with them. Seems like a plausible argument....Looking for advice on this one.
