We own a small office condo. I have been marketing the space for lease myself. When we sign a listing agreement with a local brokerage, what is the protocol to "protect" the accounts that I have already contacted?

Does anyone have advice on Landlord Agency or Transaction Broker? We are listing an office condo for lease with a local brokerage. Their brokerage typically acts as Transaction Broker, we thought Landlord Agency would represent us better. Ideas?
