I have been a landlord for 25 years.  100% of my experience is that once my tenant misses 2 months rent, they never ever pay rent again.  They convert into free loaders, game the system to live for free as song as they can.  There is no exception to this pattern.

I rent several SFH's. State governments have closed landlord tenant courts. What about landlords who can not meet their carrying costs, where is the fake news?

Mr Temple, I feel the same way about the choppy water environment.  Most mornings, I wake up, put out the fire with the highest flames first thing, then I start the rest of my day's work.

Regarding rentals, affordable rental units are always in demand. If your rentals are better than the rest they will be filled. I am in an unsustainable area, in Loudoun County VA, rents are only 50% of carrying costs. I did not choose this, am temporarily stuck with properties that can not be liquidated.

Rufus and James, I am hearing the same over and over.  Low wage earners are now paid more to stay home.  However these same folks miss their free babysitting service with free pickup and drop off, the public school system.

Jane,  Nothing is for free in NYC.  It will bounce back, and nothing has ever held NYC back.

Tim, I have been inside those houses.  People who live free living high on the hog, premium cable, bigger TV that I will ever own, solid gold jewelry, mani pedis.  Wait a minute this sounds like my Section 8 tenants

I concurr. Real estate is not a liquid investment, the in and out costs are tremendous, leases and tenants will bog down any sale. Personally, I am staying the course. Due to dumb luck, my rentals are exclusively Section 8 inner city tenants and then there are several affordable housing units in Loudoun County VA. Again due to dumb luck, my tenants are union electricians building data storage centers. They have all the work they want and keep paying rent on time. If they wanted to take advantage of me the government is poised to facilitate them, no evictions, courts closed down and all that..

All state governments are slow walking foreclosures, that means deadbeats who never pay their mortages will get to live FREE.  Lender even gets stuck paying real estate taxes.  This went on in both Maryland and Washington DC from 2008 until 2014.  Deadbeats were "trading recipes" bragging about how long they were living free.

Governments are mighty generous with other people's money.  Banks are not the bad guy here but they are villainized.
